What You Get With a Pre Purchase Building Inspection

An easy to understand report is emailed within 24 hours of your inspection. You can then discuss the findings with your inspector who is an expert builder with extensive experience in construction in your local area.

The report will include:

  • Identification of safety hazards, like suspected Asbestos or structural damage
  • Identification of major defects, anything that could become a safety hazard or requires works to stop it from damaging the rest of the property
  • Identification of minor defects, routine property maintenance you need to consider
  • Photos of defects described in the report
  • Brief description of work required to fix the home’s defects and which tradespeople are required to do the work

  • A basic inspection is primarily carried out on apartments above ground floor where there is a low risk of termite, timber or other pest related damage.
  • Standard is our most popular inspection and covers the majority of inspection requirements.
  • Premium is usually selected for buildings over 40 years old that may require upgrades to electrical, plumbing & gas.
How is a pre purchase building inspection completed?

We conduct a visual inspection and use a range of inspection instruments and tools like:

  1. Moisture meters
  2. Thermal imaging cameras
  3. Scopes
  4. Sounding devices

We record evidence of building defects including taking measurements where applicable and recording photos of the defects.  We then document all of these findings into an easy to read report.

Which areas of the property are inspected?
  1. Roof exterior
  2. Roof interior (roof void)
  3. Under the floor (if applicable)
  4. Interior and exterior of the house
  5. Other structures on the property like garages, car ports and sheds
  6. The site itself including drainage, retaining walls and fencing
  1. Depending on the property itself, we allow an hour for the inspection and up to another hour for reporting and documentation.
  2. Some home inspections take less or more time depending on the degree of accessibility and depending on the number of defects found.
  3. We then prepare the report and liaise with the client on the findings.
  4. The report is available within 24 hours of inspection and often sooner.
What is excluded?

The following list is an example of the types of issues or areas of the house that are excluded from the inspection.  Speak with your building inspector about any concerns and refer to the terms and conditions for more details.

There will always be exclusions but we are up front about what these are and we will help you make an individual assessment about the level of risk they present in each home.

  1. Issues related compliance with the building regulations and acts.
  2. Anything below ground (footage, draining, soil conditions)
  3. Anything concealed within the walls like insulation, plumbing and electric wiring.
  4. Too high? Second story roofs can be inspected by prior arrangement.
  5. Explanation of title or ownership matters, zonings (take from page)
